Shop Available For Rent/Leave & License Agreement I Salim Thanawalla having Shop of 140 Sq feet at Kalwa Blue Bird Coperative Housing Society at Old Belapur Road Opp Sawant Photostudio before Takoli Mohala the Shop is on the Main Road. Currently the shop is run by Medical Name as New We Care Medical & General Store on Rent/ Leave & License agreement the shop is getting Vacate as Leave & License Agreement is getting over on 31st May 2025. Currently the Medical Shop Furniture is Owned by License (Tenant) Not by Licensor (Owner) of the Shop. The Shop is Available for Leave & License basis from 1st June 2025. I am looking for Direct Geniune Customer Who wants to do Business like Medical Shop, Gold Shop, General Stores, Stationary Shop, Fast Food Corner, and he can run my shop for atleast 3 years /33 Months or 5/55 Months whichever is Possible. Intially the agreement will be for 11 months duration it can be extended for next 2 years or upto 5 years subject to 10% increase in rent every year. The Leave and License agreement will be Registered at Registrar Office the registration charges will be divide 50 - 50 by both the Parties. The rent mentioned Rs.32000/- Per Month can be (Negotiated Nominally). The Electricity Bill Charges will borne by License and the Shop Society Maintenance Charges will borne by Licensor. The Shop Deposit will be Rs.1.50 Lac (Non Negotiable) which will be returned to the License when he Vacates the Shop. Also the rent will charged on Advance Basis i.e.10th Day of Every Month, not at the end of the month.
