(10 mnts walk to mulund west railway station. landmark: vardhaman nagar, very close to ambaji dham temple). extremely prominent area & location. current status: redevelopment finalized, development agreement is ready. it will be ****** in a couple of months. if i sell my flat to the builder, i will get around rs. 93/95 lakhs appx. as i don't intend to stay there, i am selling at a lesser rate. area: it's a very big 1 room & kitchen with balcony ( 1 rk ) but, having a 1 bhk area of about 540 sq.ft built-up. my flat is on the 1st floor. it's a big hall and a balcony plus a big kitchen. built up area: 540 sq ft. approx. carpet ( 439 sq.ft approx) as per legal records. it's a neat & clean society, full water supply & mgl pipe gas available. electric wiring is new with inverter provision. very low monthly maintenance charges. walking track & garden for kids. bus stop to all major locations, shops ,etc. just outside the bldg gate. medical store, ayurvedic medical store, allopathic dr. etc. available inside the bldg. rick available outside the gate & bus stop outside the gate & minimum bus fare to mulund stn. open parking available in the complex pvt. road, opp. my flat balcony. The upcoming metro station is just 2 mnts away from the bldg. The building is going for redevelopment & all the process is already completed. max within the next 6/8 months it should begin. as of now, i have given it on rent @ 20500 p.m. i would like to sell my flat around rs. 88/90 lakhs, slightly negotiable. because, after redevelopment, the property value would be more than 1.6 crores. even if i give it to the builder, i would get around rs.93/95 lakhs approx. that was the offer for the similar neighbourhood bldgs. it's a request, only interested parties willing to buy at rs. 88/90 lakhs may contact. The builder's official offer accepted by all the members and confirmed is given below: carpet area recorded as 440 sq.ft. 1. 15% on carpet area i.e. 440 +15 % = 506 carpet area on the new bldg + car parking. 2. rent offered by the builder, rs. 27 thousand 700 p.month appx. for 3 yrs. 3. shifting charges 15000 Ã???? 2 = total rs. 30 thousand. 4. rs. 26 thousand appx. one time leave licence brokerage charges. 5. stamp duty, registration charges all will be paid by the builder. 6. future value of the flat: rs.1.60 crores appx. 7. even if you opt for an exit offer builder has to give minimum rs. 93/95 lakhs as per the existing area. my selling offer before the redevelopment: 1. rs. 88/ 90 lakhs. slightly negotiable. all payments to be received and the brokerage to be paid would be done by digital payment mode only. i.e. no cash dealings. 2. currently the flat is given on rent for rs.20 thousand 500 p.m. appx. if the buyer is an investor, he can collect the future rents from the tenant for the ********* months till the redevelopment begins. 3. i have opted for the exit offer from the builder. the builder will make a very good profit later. 4. any investor buying it now can take advantage of the situation and he can get all the benefits offered by the builder and he will get a very good price for the flat later. appx. benefits for the investor buying now given below: 1. monthly rent from the existing tenant @ 20 thousand 500 for 8 months appx. rs. 164000. 2. builder rent for 3 yrs @ 27,700 p.m. appx. rs. 10 lks. for 3 yrs. 3. shifting + brokerage: rs.56000 appx. 4. society sinking fund distribution to all the members. 5. additional area you can buy from the builder if required. 6. new flat value appreciation. 1.60 crores appx. it could be even more. if anyone is interested please let me know. note: as of now, the flat is given on rent & my tenants are staying there. selling rate: rs.88/90 lakhs. minor negotiation possible. i am not at all in a hurry to sell, because i will get a good price anytime later. thanks, kumar viswanathan.
